There are several ways to design your own custom homes. Remember, CUSTOM means just that. The builder doesn't have a catalog of ten homes and you pick one of those. That is very far from being a custom home. You start with a blank sheet of paper in custom. We will modify that somewhat in Item 3 below. 1. Hire an architect. It may not be as expensive as it sounds. It depends on location, but an architect brings great value to the process. Ask us for a recommendation of architect. 2. Design-Build. Essentially the builder designs the plan. We can work that out as well. 3. Start with a know floor plan. This is probably the easiest and cheapest. In #1 and #2 above, somehow someone gets paid for their time and effort. Same here except that by starting with a known plan, the costs go way down. If, by luck, you find exactly what you want in a published plan, the costs are usually minimal to nothing. (We have a "deal" with one plan company where we can usually get the plans for free if we buy lumber from a particular company. Lumber prices are competitive so it usually is a very good deal. Most floor plans are modified by someone to suit codes or how the new owners live. Depending on what you want changed, the cost of making changes goes from Zero to $unknown. Bottom Line: This is usually the cheapest way and the way most people understand the best since they do have a known plan from which to start and to visualize. Even if you were going to an architect, besides having a known plan being cheaper, it shortens the process if you can say to the architect that you want this to be the basis. Often, we can make "field" changes that do not even require changes to the drawing. The cost is then minimal if not Zero. Here are some companies that offer plans on the internet. 1. Design Basics.
