Many people don't think about storm water until too late.  Part of the development and approval process with the various governmental authorities is to factor in what happens when it rains.  There are drawings that show the process as well as text included below from our engineer.

 

 

HIDDEN CREEK OF ROSCOE  ---LOT DRAINAGE REPORT                         7-15-05

 

LOT 1  Drains to SW..Builder will put in swale between 1 & 2 to carry to swale 25’    

inside S side of lot 2.  if lot 2 re-grades as indicated below, this needs to be regarded as well.  Whichever lots go first gets what they want.

LOT 2 Drains to natural swale 25’ inside of South lot line.

            Alternate-regrade back of lot to move swale to lot line.

LOT 3 Drainage to be diverted to swale 20 from back of lot 4.

           Verify that swale is there.

LOT 4 Drains to NW corner to road ditch

 

LOT 5 Drains to NW corner to ditch

 

LOT 6  Drains to NW into Detention area.

 

LOT 7 Drains to N into swale that cuts across Lot 10.

            Or a swale can be cut down utility easement

LOT 8 Drains to SW to ditch, and to NW to swale across back of lot 9

 

LOT 9 Drains to W to Detention

 

LOT 10 Drains NW to road ditch

              Builder can grade lot so uphill water drains down lot line.

LOT 11 Drains W to road ditch

 

LOT 12 S part drains to swale on 10.  Builder to const. ditch to carry drainage  on N part

              of lot to road  (This lot may not be constructed for quite awhile.)

LOT 13 Drains NW to road ditch.

 

LOT 14 Builder to const swale on N side to drain to road.

 

LOT 15  Drains W to vacant area.

 

LOT 16 Drains E to vacant area.

 

LOT 17 Drains S to road ditch

 

LOT 18 Drains SE to ROW and culvert

 

LOT 19 Drains E. Builder to put swale on E to carry to road.

 

LOT 20  Drains S to road ditch

 

LOT 21 Drains S to road ditch except a portion that drains to

              Lot 22, which should be diverted by builder to  S and road ditch

LOT 22 Drains W to swale at the back of lot which continue to Lot 23. Drainage from 

              off site also crosses rear of lot in swale

LOT 23 Drains W to swale at back of lot, which is next to Prom South

 

LOT 24 Drains W to lots in Prom South. Builder to const. swale to carry to drainage

               easement in Prom South.

LOT 25 Drains W to Prom South. Builder to const. swale to carry N to drainage easement

              in Prom South.

LOT 26  Drains to the SE. Builder to place swales to direct  flow to drainage easement on 

               E and SE corner.

LOT 27  Drains to swale in S center of lot.  Builder to const. swale  to divert flow to

              drainage easement in SW corner.

LOT 28  Drains to S. Contractor to const. swale to direct flow to storm pipe as shown on

               plans.

LOT 29  Drains to SW corner. Builder tp const. swale to direct flow to  SW corner and

               across lot 28 to storm sewer.

LOT 30  Drains to E into road ditch.

 

LOT 31  Drains E to road ditch or pavement.

 

LOT 32 Drains to S. Builder to grade lot to flow onto pavement.

 

LOT 33 Drains S into road ditch.

 

LOT 34 Drains SE to road ditch

 

LOT 35  Drains SE> Builder to const. swale to direct flow to pavement.

 

LOT 36 Drains S onto pavement

 

LOT 37 thru 40  Drain S to adjoining property. Builders to const. swale to direct flow E

             to detention.  Each lot to do this at back of lot.

LOT 41 & 42  Drains S to Detention.

 

LOT 43 & 44 Drains SE to Drainage easement.

 

LOT 45 & 46 Drains  S to drainage easement.

 

Proper swales between lots should be constructed where needed to ensure proper flow of storm water away from dwellings on any lot.
