Preview of the Investment
Tuffy Automotive operates as Tuffy or CarX. They are a chain of franchised automotive repair shops. The Lease is corporate. This one opened in Spring 2002. A description of the building, area, and site are provided elsewhere. Some details of the lease may not be found herein but are available to prospective purchasers upon receipt of a confidentiality agreement.
Location of the Property and Area:
The town is Loves Park, IL, a suburb of Rockford, IL, about 70 miles from O’Hare Airport. Loves Park is adjacent to Rockford on it northern border. The immediate area is retail. It is about 1 block west of the intersection of Perryville Road and Riverside Drive, at 6574 E Riverside Drive. Perryville runs N-S in parallel with I-90 and is a limited access divided highway. Perryville to the south of Riverside is newer retail/office. Essentially, professionals, especially banks and lawyers have migrated to the area. North of Riverside it becomes residential after a short distance. Riverside is retail from I-90, about 1-2 miles east, west for several miles. For the most part, it is newer retail. As the population has moved north from Rockford into Loves Park, Machesney Park, and Roscoe, Riverside Drive is more centrally located. Behind the Tuffy is an industrial/office park. Located within it is a large ice-skating complex as well as several companies. New buildings have gone up since photos.
Site Description
The site is about 1 acre. Tuffy only needs ½ acre but this site was developed for Tuffy and utilized exclusively for Tuffy. Whether some other use could be applied to the back end is a matter of conjecture. Entry is not off of Riverside as that has some limitations on driveway entries. Entry is off a side street that does go to Riverside Drive. To the west is a Kentucky Fried Chicken and to the east is a car dealership. Riverside Drive has a traffic count of about 20,500 cars, high for this area, and Perryville has about 26,600, both according to the Illinois Department of Transportation.
The intersection on the right is Perryville and Riverside Drive. The Tuffy is the second building from the left on north side of Riverside, between the KFC and car dealership.
