Promontory Ridge is being developed in two phases. The first phase is sold out and is comprised of 27 lots. Phase II brings the total to 90 lots and all are sold. A copy of the Covenants is at this link. Size of lots ranges from 25,000 sf minimum (that is about 6/10th of an acre) to an acre. It is possible to combine two or more lots. The homes are custom and most are designed more or less from the ground up for the family living there. There is no doubt that the area is premier. Lots are well and septic. Soil maps available. Health Dept. approved. Gas and Electric, cable and phones are IN. Streets have curb and gutters, except in one small area. Superb sites with rolling terrain. A former tree farm, there are or will be trees on every lot. Schools are Prairie Hill (#133) Schools and Hononegah (#207) High School. Beautiful Grand Parkway Boulevard entry. Alliant for Electricity, NICOR Gas, Ameritech for phones, and Charter for Cable. Location is One mile east of Tollway on Rockton Road. Rockton Road is an exit on the Tollway by the last north bound, or first southbound, tollbooth on the I-90 tollway. Wisconsin is only about 5 miles north. Travel time to Schaumburg's Woodfield Mall is generally under one hour. Since it is rolling terrain, many of the lots may be adapted to rear or side basement walk-outs. Only quality builders are permitted to build. You may use your builder but please have that builder apply to us so we can determine whether they will be permitted to build in the project. While all of phase I is sold, if you cruise thru the project you may find lots available where a builder may have purchased them realizing the value of these lots. You can contact them and purchase the lot, and no doubt their building services. Liberty is, of course, available to work with you and provide similar services (see Custom Home section). By having more than one builder within the project we find we are able to ensure a wider variety, within limits, of homes. There should be no way we will see identical homes within the project. You may also supply your own individual architect or designer, but final approval for the design is by Promontory Ridge LLC. One thing we know for sure. It is very difficult to picture how a lot will look after a home is built. Even experienced builders are often surprised at the results. Take the time to discuss it with an expert so you know how the lot will "behave" when a house is on it. A low lot may become a higher lot with a wonderful "exposure." A high lot may become much lower when digging starts. Don't depend on your cursory view but rely on expert advice as you can be fooled by the current topography of a lot.
